Siding Replacement: Scope, Materials, and Bid Questions

Plan a siding replacement by clarifying removal, weather barriers, trim, concealed repairs, and comparable written bids.

Published Updated Independent homeowner guidance

Siding replacement involves more than choosing a finish: details around windows, doors, corners, drainage, and the wall beneath the cladding shape the actual work. Current local prices are unavailable here. Ask multiple contractors for comparable written bids that describe the full assembly and how concealed damage will be handled.

Map the wall and its details

Have the contractor document the siding type, approximate areas, number of stories, access constraints, and existing trim. Confirm whether the proposal covers all elevations or only selected walls, and whether accessory pieces such as corner boards, starter strips, and window trim are included.

Ask how the existing finish will be removed and disposed of, or whether an overlay is being proposed. If covering existing siding, ask how the contractor will evaluate the wall plane, moisture management, and attachment; an overlay can conceal conditions that a removal-based scope would expose.

Ask about water management and hidden conditions

A durable assembly needs correctly integrated flashing and a drainage path at openings and transitions. Ask whether the scope includes a water-resistive barrier, flashing updates, housewrap repairs, and treatment of penetrations, and request details for how each is installed.

Rot, insect damage, sheathing defects, or framing problems may only become visible after the cladding is removed. The bid should state the assumed condition, the unit or method for pricing extra repairs if relevant, who documents them, and that you approve the change before the work is completed.

  • Clarify protection of windows, landscaping, and outdoor equipment.
  • Confirm cleanup, disposal, permits, and final inspection responsibilities.

Make material bids comparable

Compare the same siding product or clearly identified equivalent, profile, finish, trim package, and installation area. Ask about product documentation, maintenance expectations, paint or finish coverage, and what labor warranty applies. Manufacturer coverage and contractor workmanship coverage are different promises.

Request a written schedule and payment terms, plus references for similar work. Do not compare only headline totals when one proposal includes flashing and trim replacement while another leaves those items unspecified.
